Our multi-talented team has been a part of some of Philadelphia’s most important historic restorations in recent years, bringing design, general contracting, and property management expertise to owned and partner projects.
Touraine
The Touraine was formerly an elegant residential hotel built in 1917 and designed by Frederick Webber. Redeveloped by Spruce Street Commons in 2012, we took great care to maintain its original details and now manage it with respect for the past and an eye to serving the modern resident. With a timeless atmosphere – light-filled luxury apartments feature hand-carved mantels, hardwood oak floors, original leaded glass, and French doors. The hallways are wide, and in the lobby you’ll find handmade millwork and places to sit and read books from our library.
The Suites at The Touraine
From 2017-2022, we worked to outfit six unique luxury suites at the Touraine for travelers, guests, and those in need of a beautiful place to lay their heads. These are fully furnished apartments in Center City, ready for long or short-term rentals in Philadelphia. Each suite is meticulously outfitted and designed with original artwork, one-of-a-kind vintage items, and all the creature comforts (and more) of your own home. We hear they are the best travel apartments in Rittenhouse.
The Penthouse at The Touraine
Originally built in 1981 on top of the historic Touraine building, the Penthouse served as a personal residence. Designed by Adolf deRoy Mark, an architect noted for his southwest style aesthetic, this project has been a long time in the making and one we hope will create new architectural interest at an already iconic property. In partnership with Sergio Coscia of Coscia Moos Architects, SSC has designed a full renovation which includes the removal of the existing penthouse and addition of a new two-story, three-bedroom, 3.5-bath penthouse with 360-degree views of Philadelphia, along with 1,000 square feet of new outdoor space. Work is expected to begin in Spring 2025.
The Spruce Street Townhouse
A 5,400-square-foot historic townhouse across the street from the Touraine that SSC acquired in 2017, we worked to restore and improve its classic bones, repointing the entire structure and thoughtfully updating the interiors. We overtook a full kitchen overhaul in partnership with designer and cabinet maker J.Thom, and elegantly renovated bathrooms and primary living spaces. The property served as a rental and was eventually sold.
The Annex
Adjacent to the iconic Touraine apartment building sits The Annex at The Touraine, two mid-nineteenth century brownstones that we lovingly restored with reverence to the original architectural details that have set them apart throughout time. Full of personality with classic details, each unit has maintained its historic character while incorporating the most modern amenities and environmental sustainability. Completed in 2013, this project complements the luxury Touraine and allows for shared amenities between residents of the two buildings.
Enswell
As part of a partnership between SSC and Rival Brothers Coffee, we served as the development partner for a new all-day cafe, bottle shop, and bar called Enswell. Completed in 2023, SSC was the lead design consultant and general contractor, working with Stokes Architecture + Design who served as lead architect, to construct the visionary concept - which occupies a unique space on the ground floor of our Touraine property. Already a new Philly favorite, we are proud to have helped bring this project to life.
